01Neighbourhoods
Where families live
Pune is a city of distinct quarters, each with its own character, prices and commute.
Koregaon Park and Kalyani Nagar have the most expats. Aundh-Baner and Hinjewadi are where IT executives live. Boat Club Road and the Deccan area are the premium heritage addresses. The right choice depends on where you work and how your family wants to live outside office hours.

02Housing Market
What rent costs in 2026
Pune is much better value than Mumbai or Bangalore for the same space, with rents usually 40-50% lower for similar premium apartments. The market is mature and well supplied, and premium homes have risen modestly in value (+15-30%) since 2023. Koregaon Park and Boat Club Road homes are still scarce and have the city's top rents.

What a month costs

Furnished 3BHK Gated
₹1.1L to 2.3L a month
- Rent, Furnished 3BHK Gated₹80k to 1.8L
- Monthly Groceries₹14k to 22k
- Full-time driver (optional)₹15k to 25k
One off, before you move in: the deposit, three months' rent, ₹2.4L to 5.4L at this rent.
Indicative figures from this guide. Your IKAN consultant confirms rents and fees before you act on them.
- Security deposit: 3 months rent is standard in Pune (premium KP / Boat Club properties may ask 4 to 6 months, IKAN negotiates)
- Lease length: Leave & License agreements (the standard Indian lease) run 11, 24 or 36 months in Pune. Renewable with 5-10% rent escalation
- Furnishing: Most expat-grade apartments are semi-furnished (wardrobes, AC, kitchen, appliances). Fully furnished options are rare and come at a premium.
- Documentation: Passport, Visa and PAN. IKAN helps negotiate and prepare your Leave & License.
- Brokerage: One month's rent is the typical broker fee in Pune.
- Society approval: Premium gated societies in KP, Kalyani Nagar and Boat Club Road require committee approval and a police tenant-verification form before move-in, IKAN handles the paperwork.
- Registration: Leave & License agreements must be registered with the Maharashtra sub-registrar (online via efilingigr.maharashtra.gov.in); stamp duty and registration are typically split between tenant and landlord.
- Maintenance & utilities: Society maintenance (₹3 to 8/sq ft) is often billed on top of rent; confirm whether it is included, and budget separately for electricity (MSEDCL), piped gas (MNGL), water and internet.
- Tax Withholding Compliance: As a tenant, one may be required to withhold tax at source from the monthly rent, so do consult a tax professional.
- Premium pocket appreciation: +15-30% across Koregaon Park, Kalyani Nagar, Aundh-Baner since 2023, significantly more measured than Mumbai/Bangalore
- Metro corridor effect: Properties within 1 km of operational Metro stations (Vanaz, Ramwadi, Civil Court, PCMC line) commanding 5-10% premium
- Metro Line 3 effect: The Hinjewadi-Shivajinagar line, now nearing completion, is lifting demand across Hinjewadi, Balewadi, Wakad and Baner
- Premium development supply: New launches by Panchshil, Kolte-Patil, Marvel, Kumar Properties, Vilas Javdekar and Lodha Group across Aundh-Baner-Balewadi and east Pune
- Best value segment: Kharadi and Magarpatta offer the strongest expat value, EON IT Park / WTC-grade addresses at 30-40% below equivalent Koregaon Park rents, with walkable township amenities and international-school catchment
- Rental yields: Pune gross yields run a healthy 3.5-4.5% on premium stock (ahead of Mumbai's sub-3%), keeping investor landlords active and ready-to-move furnished inventory plentiful in Baner, Wakad and Hinjewadi
- Corporate & NRI lease demand: Multinationals on the EON / Kharadi and Hinjewadi corridors drive bulk company leases, so well-presented furnished units in gated towers let fast, early viewing and quick decisions matter at the top end
- Room to bargain: Most in over-supplied Wakad / Hinjewadi high-rises (push for a lower deposit and a furnishing upgrade). Least in Boat Club Road and KP's inner Lanes, where heritage low-rise homes rarely come up
- Ready vs under-construction: Abundant ready-to-move premium inventory across Baner-Balewadi means tenants rarely need to wait on under-construction towers, a renter's advantage versus tighter metros
